About Marrs Ventures

Marrs Ventures is a business designed to take turnkey properties (houses and venues) in highly desirable destinations across the United States and U.S. territories and convert them into highly profitable short-term rentals. As markets began to shift, real estate has proven to be an elastic asset class and largely resistant to economic volatility, past and present. MV leverages three approaches to achieve the highly favorable returns on its portfolio, these include: strategy, quality, and technology.

Strategy

Using curated data, Marrs Ventures takes historicals and a conservative approach to make data-driven decisions about which properties to acquire, how much rent to charge, and forecast portfolio appreciation and equity. Partners and vendors are selected on the basis of proven success, availability, and ability to scale with our portfolio.

Quality

Our property management teams and short-term rental arbitrageurs have been heavily vetted to ensure five-star quality at your rentals. The Marrs Ventures way is  what we describe as best-in-class for short-term rental experiences. Units selected are done so with very specific parameters in mind.

Technology

The use of technology allows for Marrs Ventures to both streamline its property acquisition efforts, while also maximizing profits. Specifically, there are industry tools and proprietary technologies that aid in achieving above market averages in occupancy rates and average daily rates (ADR), by utilizing automated adjustment software that reflects seasonality and other  trigger events related to vacation rentals.

Xavier Edokpa

Born and raised in the Southwest region of the Greater Houston area. Xavier spent much of his early childhood years moving between Houston and Nigeria, ultimately landing in Sugar Land, Tx where he spent his teenage years writing music and playing blues and metal lead guitar in various bands around town. Xavier completed his Bachelor of Science degree in Electrical/Computer Engineering with a Technology Entrepreneurship track at Baylor University. After graduation, he contracted with NASA as a Radio Frequency/Communication Systems Design Engineer in Houston before moving to Dallas, TX. In September 2017 he began to work as a Research and Development Engineer at a startup based out of Waxahachie/Italy, TX. Xavier’s initial foray into real estate was through wholesaling which enabled him to make connections with long-time professionals and high-level entrepreneurs in his local market. Xavier discovered his affinity for entrepreneurial finance and investment design through various conversations and mentorships with investment banking contacts and now he enjoys creating unique opportunities and seeing them come to life with friends!

Kevin Mitchell

Kevin is an Austin, Texas native and two time Baylor University graduate. For his undergraduate studies Kevin studied economics and corporate communications and then went on to obtain an MBA with an emphasis in finance. He accomplished this whilst being a division 1 athlete. Kevin’s first stint in the corporate arena began at Koch Industries as an analyst in the company’s equity development division where his focus was building financial models for analyzing minority investments into multimillion dollar M&As. Thereafter, Kevin worked as a Project Manager for SAP where he fell in love with tech and high growth organizations. After SAP Kevin spent several years in the startup circuit, even starting and scaling a few of his own. Personally, Kevin enjoys spending time with his wife, reading personal development books, and chasing around his Bernedoodle. Ultimately, his 5-10 year goals include: achieving $500 million AUM, taking a company public, traveling, and starting a family.

Mudeer Habeeb

Mudeer grew up in the central Texas area and attended the University of Texas at Austin where he received his B.S. in mechanical engineering. After graduating, he got his first start in real estate when starting his new job in DFW and buying his first property. He began “househacking” right away by renting out a spare bedroom to help pay down the mortgage and was one of the first Superhosts on the Airbnb platform. Since starting his career in DFW, Mudeer has worked as a technology consultant, partnered with other real estate investors on finding flips, and currently works as a test engineer for a global industrial tooling company. He is also in the process of buying another property to increase his short term rental income and is excited to grow his entrepreneurial endeavors with business partners Kevin and Xavier.

Jake Mellor

Guiding the company as the person responsible for making important corporate decisions and managing the company's general operations and resources, Jake serves as the main link that connects executives, companies, and corporate functions for the benefit of all. He has demonstrated his diverse experience in both the public and private sectors, managing, directing, and training CPA business owners across America. His experience and knowledge provide his team with a competitive advantage in every negotiation.

Matt Bock

Offering his extensive legal experience in mergers and acquisitions, business transactions, estate planning, and banking/finance, Matt benefits clients when they need to sell or acquire businesses, raise capital, manage employment issues, address partner disputes or ownership changes, or successfully navigate interpersonal family matters that creep into family-owned businesses. Over time, clients tend to outgrow their lawyers if they’re working with lawyers who merely dabble in representing businesses. Matt’s edge is his ability to analyze and help clients understand the difficult business issues they face. He can analyze complicated business scenarios and explain them to clients in simple, understandable terms. On a daily basis, clients send business documents and agreements that may look boilerplate but have the potential to cause their company problems because they may not understand what the intricate language means. Matt reviews complicated, jargon-heavy agreements and explains them in layman’s terms so clients can fully understand their meaning. Not every attorney can do this.
